BEFORE YOU CHOOSE

What deserves a closer look

01

Separate tenor from rate fixing

A 20-year loan can have a rate fixed for only one year. Ask what determines the next rate.

02

Budget for costs beyond the deposit

Appraisal, mortgage registration, taxes and insurance may be separate from the purchase price and monthly payment.

03

Stress-test the repayment

Use a higher future rate in your budget before committing. Starting payments do not establish the lifetime cost.

Your questions, answered.

Can a home loan pay for construction or renovation?

Yes. Housing finance can cover a purchase, construction, renovation or refinancing, depending on the programme. BDO is one company in our comparison with several permitted purposes. Choose an offer for your actual project because release stages and property documents can differ.

Why can the bank valuation be lower than the selling price?

The lender assesses the property separately. If financing is based on a lower valuation, you may need more cash than expected.

What does a fixed-rate period mean on a home loan?

It is the period for which the quoted rate stays fixed, not necessarily the entire mortgage term. Ask how repricing works afterward.

Can a couple combine income for a housing loan?

Some lenders allow qualifying joint or family-income applications. Each applicant may need to provide income and identity records and accept responsibility for the debt. Confirm the arrangement with the bank before assuming both incomes will count.

What property documents may a bank ask for?

Expect the lender to check ownership and property tax records. Construction may need plans and a cost estimate, while refinancing may need the existing loan details. Ask for the checklist for your particular purpose before paying for document processing.

What costs should I budget for besides the down payment?

Allow for valuation or appraisal, mortgage registration and documentation, and required insurance. Your purchase may also involve separate transfer costs. Get an itemized list so you can separate loan charges from the costs of buying the property.

Does housing loan approval mean the property is risk-free?

No. Review ownership, restrictions, condition and purchase terms separately. A financing decision does not replace checking what you are buying.

Can I use extra savings to reduce my mortgage principal?

Ask about partial-prepayment rules, charges and timing. Get confirmation that the payment reduces principal rather than simply covering future installments.

Does Pesopal approve housing loans or lend me money?

No. Pesopal compares housing borrowing options and published information. The lender or programme administrator assesses your application and issues the offer. Changing our filters does not submit an application or guarantee eligibility.

What should I verify after comparing housing options on Pesopal?

Check the valuation, cash deposit, fixing period, repricing rules and insurance costs on the lender’s official website or app, then confirm your written offer.
